We understand time-sensitive deals. Most loans close within 10–14 days after receiving complete documentation. Bridge and fix & flip loans can close even faster depending on the property and borrower qualifications.

We focus on the deal and the investor's experience, not just credit scores. While we prefer 620+, we consider each situation individually. For DSCR loans, the property's cash flow matters more than personal credit.

Yes. We work with first-time investors as long as the deal makes sense. We'll guide you through the process and help structure the right financing. Many successful investors started with their first flip or rental with us.

Single-family homes, multi-family (up to 4 units for residential loans), townhomes, condos, and small commercial properties. For ground-up construction, we finance new development projects including spec homes and townhome communities.

Yes. Our fix & flip loans include acquisition funding plus rehab costs. We advance draws based on completed work, and you only pay interest on what's drawn.

When you use our construction management service, we coordinate with licensed general contractors, manage draw schedules, oversee budgets, and ensure project milestones are met before releasing funds. This protects your investment and keeps the project on track.

Not necessarily. We can connect you with vetted general contractors from our network. If you already have a contractor, we'll review their license and scope of work before approving the loan.
